Why it matters early

Deals rarely fall apart at the offer.

They fall apart weeks later, when the financing turns out not to work — and by then your buyer has lost the house, and you have lost the month.

Most of what goes wrong late was visible early. A property type a lender will not touch. A timeline that was never achievable. An income structure that needed a different kind of lender from the start.

We would rather have a five-minute conversation before the offer than a difficult one after it. That conversation costs you nothing and does not commit your buyer to anything.

An easy place to start

Bring us three simple details.

You do not need a complete file, a credit report, or your buyer's permission to ask us a general question. To point you in the right direction we need very little:

A general scenario is enough to start. Please leave out borrower names and sensitive financial information — we will tell you how to share those securely if and when it becomes relevant.
  1. Property type and city/state

    Single family, condo, multi-unit, mixed-use, commercial — and where it is. This alone rules lenders in or out.

  2. Approximate price range

    A range is fine. We are looking for the bracket, not the number.

  3. Target timeline

    When your buyer hopes to close. Tells us what is actually achievable.

Fifteen minutes on the phone if the situation warrants it. If it does not, we will say so rather than book a meeting for its own sake.

We speak to your buyer only when you introduce us and they agree. We are not going to market to your client behind you.
